GMS Furnaces and Air Conditioning strongly believes in timely preventive
maintenance for your residence as being very important to keep your
furnace and air conditioning equipment at an optimum level. Dirty filters or
loose belts can drive your equipment efficiency down. For residential it
varies based on the usage. At the minimum twice a year and in some
cases, it is every three months. Belts have a tendency to stretch over a
period of time and they need to be replaced every year depending upon
wear and tear.
For commercial equipment in heating and air conditioning, filters need to be
replaced every three to four months, Mechanical systems need to be tuned
up to check for wear and tear, large units such as Make-up units and Roof
top units need to be tuned as well.
During heating season, we check the heat exchange, the burner
compartment, safeties, blower motor, temperature at the supply and return
duct, flame sensor, amperage and voltage.
During the summer season, we clean the condenser coil, check the
evaporator coil, low pressure, high pressure, temperature at supply and
return duct, suction line temperature and liquid line temperature.
